The £2.39 million land bridge was funded by Fiduciam in just three weeks.
The deal is the result of the partnership announced in April, which embeds Brickflow's marketplace technology directly into LandTech's LandInsight platform. Developers and investors sourcing sites in LandInsight can now compare live terms from over 150 specialist lenders without leaving the platform, moving from site appraisal to funding inside a single workflow.
A site analysed, appraised and funded on one platform
The borrower originally used LandInsight to verify the feasibility of the proposed project and took it through planning for a 72-home residential scheme. When the original delivery route ran into delays, the borrower was left with just one month remaining on an already-extended bridging facility. The incumbent lender remained supportive but could not extend.
The site's location compounded the problem. Being off the UK mainland immediately ruled out a number of lenders whose criteria exclude the Isle of Wight, narrowing an already specialist pool. With the clock running down, working through lenders sequentially or relying on existing relationships was not a realistic option. Instead, Brickflow's powerful digital marketplace filtered instantly for the lenders whose criteria accommodated the location, the asset type and the timescale. Four lenders returned terms within a short window, giving the borrower a genuine choice, even under time pressure.
The borrower, supported by a Broker using Brickflow, proceeded with Fiduciam, and the £2.39 million facility completed in three weeks.
