Brickflow, the UK's leading digital marketplace for specialist property finance, has renewed its partnership with BloomSmith, the platform's exclusive VAT bridging lender. Since joining in 2025, BloomSmith describes Brickflow as integral to its strategy for connecting with brokers and originating lending. For brokers, it means one proven, seamless route to fund the VAT due at completion on commercial purchases.
BloomSmith's specialism is VAT bridging, built exclusively to fund the 20% VAT payment due on completion of eligible commercial property transactions. With no fixed legal charge, borrowers can fund the VAT without tying up equity or renegotiating with their senior lender. Because the product complements senior funding, brokers can solve a common completion pinch point without disrupting the rest of the finance structure.
The pressure point is easy to underestimate. On a £1m commercial purchase elected for VAT, that is £200,000 needed on completion day. Even where the VAT can be reclaimed later, it must be paid in full on the day of completion, tying up cash needed elsewhere in the deal. A specialist VAT bridge fills that gap without disrupting the rest of the finance structure.
Brickflow continues to grow as the central ecosystem for UK specialist property finance, delivering solutions across the deal chain. This year alone, it has embedded its funding search into LandTech's LandInsight site appraisal platform, brought Sprift property data reports into the broker workflow, added rent advances of up to £50,000 through Factored, and partnered with Revcore on end-to-end distressed real estate solutions. The marketplace connects over 300 brokerages with over 160 lenders across development finance, bridging and commercial mortgages. BloomSmith is another clear example of the platform filling a product gap for brokers, without any need to fall back on manual loan sourcing.
What the renewed partnership delivers:
Daniel Silver, Head of Strategic Partnerships at Brickflow, said:
“We only give exclusivity to a lender that keeps delivering, and BloomSmith's performance on the platform made renewing an easy decision. VAT on completion day is a stage that too often gets patched together at the last minute, and brokers should be able to solve it without disrupting the rest of the deal. That is the ecosystem we are building, and BloomSmith is a big part of it. It is what smarter decisions and bigger pipelines look like for our brokers.”
Nigel Smith, CEO of BloomSmith, said:
“Exclusivity on Brickflow is a mark of trust, and we intend to keep earning it. VAT bridging is our specialism, and that focus is what allows us to offer borrowers a fast, cost-effective route through the VAT payment on a commercial property purchase. We have now worked with Brickflow for a year and consider their platform an integral part of our strategy for connecting to brokers and originating lending opportunities; we look forward to building on the success this has already brought to us.”
