Brickflow has announced the launch of an exclusive automated Decision-in-Principle (DIP) capability, developed alongside established lending partner Together, delivering greater certainty and significantly faster decision times for brokers and their borrowers.
Brickflow, the leading digital commercial property finance platform, has announced the launch of an exclusive automated Decision-in-Principle (DIP) capability, developed alongside established lending partner Together, delivering greater certainty and significantly faster decision times for brokers and their borrowers.
The new AutoDIP functionality enables brokers to receive instant DIPs for Together’s bridging loans and commercial term products, removing friction from one of the most critical early stages of the lending journey. The launch follows months of close technical collaboration between the two firms, as Together builds on its existing position on the Brickflow panel with a deeper, fully automated integration.
In practice, a broker submits deal details through Brickflow, with relevant Together loan options appearing automatically alongside other matching lenders. Once Together is shortlisted, the broker requests a DIP directly within the platform, submitting the required appraisal information for review. Together then returns an automated decision within seconds, with no manual intervention required, allowing brokers to present confirmed terms to their clients straight away.
By replacing a traditionally manual process with real-time automation, the solution reduces duplication, cuts wait times, and lowers the likelihood of manual errors, giving brokers greater confidence at the point of enquiry and allowing borrowers to move forward more quickly.
The launch responds to a wider challenge facing brokers. Research from Nottingham Building Society found that the affordability assessment and decision-in-principle stage is a common point where complex cases stall, cited by 16% of brokers, while 32% identified faster lender decision-making as a priority for improvement. Addressing that stage for Together products specifically is central to what AutoDIP delivers.
